What the crew does on a rainy-season lobby visit

This is the order of work on 1 visit. The periodic floor work, such as a buff or a recoat, is a separate job. The schedule section covers it.

  1. The crew checks in on the digital log.

Office lobbies and apartment lobbies do not carry the same load. An apartment lobby gets foot traffic 7 days a week, so it gets the monthly high-touch pass on top of daily cleaning. Our janitorial Portland page puts it this way. High-traffic apartment buildings need monthly high-touch passes, especially in the rainy October-to-May window when entry mats stay saturated. An office lobby gets most of its traffic Monday to Friday. That leaves the weekend open for the periodic work, such as the strip and wax or a buff.

Entry mats stop the water at the door

Strip and wax in September, not in November

  • Number of entries.
  • Visits per week.
  • Floor type: VCT, stone, polished concrete or carpet.
  • Mat sets, and who supplies them.
  • Periodic work: whether the buff, scrub and recoat sit inside the monthly price or on a separate line.

3 things raise the number: an entry next to a MAX stop, a 7-day apartment lobby, and a carpet transition zone that needs extraction. A floor that missed its September strip and wax also raises it.
